Use the right starting point

A structure only works when the underlying problem is clear.

A seller who needs all equity in 14 days has a different decision than a seller who can wait three years for a higher total return. A low-rate assumable loan creates different options than a conventional mortgage with a due-on-sale clause.

Before discussing a method, gather the mortgage statement, note if available, estimated property value, repair needs, rent estimate, title issues, and your real deadline.
